Lindsey Parker’s practice is concentrated on the representation of two of the largest special servicers of commercial mortgage-backed securities in the country. She has a depth of expertise in all areas of loan servicing including assumptions, non-permitted equity transfer consents, cash management issues, workouts, forbearances, modifications, discounted payoffs, deeds in lieu of foreclosure, and REO sales.

Lindsey is also the principal contact on behalf of her servicer clients with all major national hotel franchisors, and she has extensive experience with all aspects of hotel loan financing. For over a decade, she has managed the transition of hotels to REO, negotiating hundreds of franchise agreements and leading all lender and owner related franchise discussions. In connection with the disposition of REO properties, Lindsey has worked on the sale of many types of commercial properties including hotel, office, retail, multifamily, storage facility and mixed-use assets.

Lindsey’s command of organizational process matches her commitment to ethical practice, both of which work to the benefit of her client relationships. 

 
Q & A
How has your experience in the hotel sector been valuable to your clients?
Hotels are unique assets which require servicers to address multiple considerations as either a lender or owner. By working extensively with each franchisor in these capacities, I have helped our clients cultivate deep relationships and establish protocols to foster efficiency in the handling of future hospitality loans and properties. 
How did the last downturn impact your practice?
My broad experience with a large number of foreclosures, loan workouts and restructurings enables me to fully appreciate the needs of servicers when faced with assets struggling to perform in order to meet their obligations to lenders. By gaining an awareness of these issues, I am more aptly suited to prevent these same problems from recurring during a future downturn.
What makes the hospitality sector unique?
With hotel transactions, you are not just dealing with the lender-borrower role found in office and retail properties. I have a strong understanding of both an operating business and the role that a franchise plays in that business.
