As an associate in Bilzin Sumberg's Real Estate Practice Group, Franco focuses his practice on real estate acquisitions, sales, acquisition financing, construction financing, and commercial leasing across a range of asset classes including office, multifamily, residential, mixed-use and light industrial. What excites you about practicing as a real estate attorney?
The dynamism of the real estate market is a huge draw for me. There’s a popular saying that the housing market is the economy. While that is obviously an over-simplification, it is certainly true that the real estate market can give you the pulse of a local economy. That connection between individual deals and the macro-economic picture, combined with the fact that you’re working with so many different parties each with their own interests, makes real estate an intellectually stimulating area of practicing law. It pushes me to use my resourcefulness and knowledge of the market to bring added value to client matters beyond narrow legal transactions.
What is a broad trend that you see shaping your practice?
For the work I do on local transactions, the sustained uptick in migration from other parts of the country to South Florida stands out. Not only has this growth in population increased the volume of deals, but it is altering the nature of demand for real estate in the local market. For example, we have seen an increased need for office space because of new companies moving to the area and a similar increase in demand for residential units to accommodate the large number of young professionals moving to South Florida from other major markets. I often work with out-of-state investment firms looking to acquire properties in South Florida, and one great thing about working at Bilzin Sumberg is that our familiarity with the local market is unrivaled among law firms.
