Oceanfront Development in Hollywood, Florida with P3 Components

Successful representation of Related Group in the submission of an unsolicited proposal to the City of Hollywood for the redevelopment of a public 4-acre oceanfront property. Counseled the client through its response to the ensuing request for proposals, which was ultimately chosen as the winning proposal. Successfully negotiated a comprehensive public-private partnership agreement with the City and 99-year ground lease, which entailed client developing a new, state-of-the-art community center, a renovated park, additional public parking, and a condominium on the property, with the additional benefit to the City of approximately $1 billion in new revenue over the course of the 99-year lease. The development program was subsequently revised to include affordable housing units, which facilitated an expedited entitlement process in accordance with Florida’s Live Local Act, with the firm advising the developer through the City of Hollywood and Broward County entitlement processes and also negotiating the required amendments to the comprehensive agreement and the ground lease.
