Construction of New Facility for Lotus House Homeless Shelter
Representation of Lotus House, a homeless shelter for women, youth, and children, in the construction of a new facility. Our multi-practice team handled legal work pertaining to the acquisition of properties surrounding the current facility, related land use and zoning issues, and approval of $25 million in construction financing including New Market Tax Credit financing with Bank of America. The culmination of these efforts, including the City of Miami's approval of the land use and zoning, resulted in the shelter's expansion from 240 to 500 beds, a prototype for the industry and largest in the country. More recently, our team assisted in the acquisition and financing for the assemblage of parcels for the Children’s Village. The project was the recipient of the Urban Land Institute Vision Awards 2018 Project of the Year and the South Florida Business Journal's 2018 Structures Award.
