Representation of a developer in the successful unsolicited proposal for an exchange of property with Miami-Dade County that will allow the County to modernize and consolidate its existing animal shelter within new a single new, state-of-the-art facility. As part of the transaction, the developer will convey to the County a 5.25-acre site located in Homestead, Florida and will design and construct the new facility thereon, in exchange for a 4.25-acre site in Medley, Florida that will be developed into a 720-unit multi-family residential project that includes affordable housing. The agreements were drafted, negotiated and approved on an expedited basis, to allow the developer team to structure the entire transaction as a Qualified Opportunity Zone investment.
