Alexandra, never content with an off-the-shelf approach, is known to seek out creative solutions to meet her clients' objectives.

Alexandra focuses her practice on all aspects of commercial real estate transactions, including complex commercial financing on behalf of borrowers and lenders, acquisitions, dispositions, and leasing. She has significant experience in the REIT and hospitality industries and is active with the servicing, workout, and documentation of loans on a nationwide basis.  Alexandra's practice also includes structuring transactions for optimum documentary stamp and intangible tax treatment.

What do clients value about your work?
My practical business approach and ability to find creative solutions. I approach every transaction with the mindset that I should "dig a little deeper" to find the best way to set up a transaction that aligns with my clients' interests. For example, a client might come to me and say they want to sell a property outright, but it might be more cost-effective to sell through an entity transaction. There is never just one way to structure a deal.
What did you learn from the last downturn?
I worked on matters stemming from the wind-down of Lehman Brothers and spent several years picking apart deals that failed. It gave me great insight into what can go wrong and how I can better protect my clients.

Representation of publicly traded Real Estate Investment Trust (REIT) in $475 million purchase of 22 office properties across six Sunbelt states and the simultaneous sale of the membership interests of the owner of 18 of the 22 office properties for $237 million.
EXPERIENCE
Representation of Florida East Coast Industries in closing a $600 million refinancing on behalf of ten of its affiliates, comprised of three related loans: (1) $400 million mortgage loan from Wells Fargo secured by 36 office, retail and industrial parks; (2) $150 million mortgage loan from Wells Fargo secured by 351 miles of railroad right of way from Miami to Jacksonville and related fee and easement parcels; and (3) $50 million mezzanine loan from an affiliate of Square Mile Capital Management.
EXPERIENCE
Representation of the joint venture between Tate/Rok Group, RCI Marine and Rialto Capital Management in the acquisition of the company that held a long-term lease of the iconic Bahia Mar Resort and Marina, a 39-acre waterfront property in Fort Lauderdale, Florida with a Doubletree hotel, a 245-slip marina, and office and retail space. We helped form the joint venture, negotiated the terms of the lease acquisition, obtained debt financing, and executed financing arrangements. The representation continues with the modification of the F&B and hotel management arrangements.
EXPERIENCE
Representation of public real estate investment trust (REIT) in $146 million acquisition of the Courvoisier Center office complex on Brickell Key in Miami's financial district.
EXPERIENCE
Representation of special servicer of loan secured by leasehold interest in a Times Square hotel, in connection with the sale of the hotel operations to a Sharia-compliant investment group and the related assumption of and necessary modifications to the existing loan structure to comply with Islamic law.

Representation of lender in foreclosure of loan secured by the Cavalier Hotel after obtaining stay relief in the Borrower's bankruptcy proceeding.
